We have a wealth of patrimonial information and we can provide you with extracts containing owner details, parcel details and tax data from our patrimonial database. We can also supply you with an authentic title of ownership. Furthermore, you can view and print all parcels of land in Belgium with their boundaries and buildings from our online cadastral map.
  • Cadastral extract

    A cadastral extract is an extract from our patrimonial database. This is a register in which all kinds of information is kept for each owner about their property (such as surface area, year of construction, cadastral income).

    It is a mandatory document if you want to sell a property, but there are many other legitimate reasons to request such an extract. 

    Therefore, a justification has to be given for each application. Using the extract for commercial, political or electoral purposes is not allowed under any circumstances. 

    • What information can be found on a cadastral extract?

      A cadastral extract includes three different types of information. 

      Owner details

      • surname and first name of all owners
      • domicile address of all owners
      • the rights to the property held by the owners

      We do not have telephone numbers or email addresses.

      Parcel details

      • address (developed) or location (vacant) of the property
      • name and number of the cadastral division
      • section
      • parcel number
      • partition number
      • year of building (if relevant)
      • nature
      • surface area

      Tax data (if relevant)

      • polder or water management (if relevant)
      • cadastral income per hectare (CI/ha) (in case of a vacant parcel)
      • CI code
      • cadastral income (CI) 
      • end of exemption (if relevant)

      Each cadastral extract includes an explanatory note to help you interpret the information correctly.

  • You can apply for a cadastral extract quickly and easily online via MyMinfin. 

    1. Sign in to MyMinfin.
    2. Click on 'Mijn woning' ('My home') and open the section 'Een kadastraal uittreksel aanvragen' ('Applying for a cadastral extract').
    3. Go through the different steps (read the description of how to select the right parcel and how to interpret the parcel details).

    If you want to delegate a staff member to request extracts on behalf of your organisation, you can assign them the role ‘FOD FIN Aanstelling Eigen Onderneming | Patrimoniuminformatie’ ('FPS FIN Appointment Own Enterprise | Patrimonial Information').     • How can I get an extract relating to my own immovable property?

      If you only want information about your own immovable property, choose ‘Privaat gebruik’ ('Private use') when asked for the justification of your request. 

      You will get a choice between three different items:

      • a partial property list (with details of one of your immovable properties)
      • a full property list (with details of all of your immovable properties)
      • a valuation sheet (summarizing the calculation of the cadastral income)

      Those items are free for owners.

    • How can I find my neighbour's details if there are problems with an adjacent parcel (such as damage by water or overhanging branches)?

      1. Start the application from your own property.
      2. Select ‘Probleem met een aanpalend goed’ ('Problem with adjacent property') when asked for the justification of your request and choose the item ‘Eigenaarsgegevens van een patrimoniumperceel met de eigenaarsgegevens van de aanpalende percelen’ ('Owner details of a cadastral parcel with the owner details of the adjacent parcels') or ‘Mede-eigenaars in een appartementsgebouw’ ('Co-owners in an apartment building').
      3. Then select your own parcel on the map. The application will automatically select the adjacent parcels.
    • How can I get an overview of the immovable property of a deceased person to settle the estate?

      1. On the first screen, select that the application relates to another person's property. Enter the national register number of the deceased.
      2. Select  ‘Nalatenschap behandelen’ ('Handling an estate') when asked for the justification of your request and choose the product ‘Volledige lijst van de goederen van een derde’ ('Full third-party property list’). 
    • What if I do not know the national register number or the CBE number of the owner of the parcel on which I wish to obtain information?

      If you want an extract about a parcel you are not the owner of, you will normally need the national register number or the CBE number of the owner. 

      This is not necessary if your position allows for an exception, in requests:

      • for a judicial investigation
      • for the recovery of debts
      • for hunting rights
      • on behalf of a public institution

      The website of the FPS Economy has a search module to look for CBE numbers.

    • Why is it not possible to select certain items?

      The items that are available depend on the reason you give when asked for the justification of your request.

      So if you cannot find a particular item, it is probably not offered for the justification you have given.

  • You can pay immediately online via Bancontact.

    Cadastral extracts for which you apply online in MyMinfin are usually cheaper than paper extracts.

    The reason for this is simple: the extracts applied and paid for online are mostly delivered automatically and no longer require any staff intervention.

    • What is the price of other extracts?

    • What if my payment fails?

      If your payment has failed, the extracts you have ordered will remain in your basket on MyMinfin. You can retry payment immediately or make another attempt later.

      Make sure you always use a Bancontact card for payment and enter the card number, not the account number.

      If you continue to experience problems, please contact us using the ‘Een vraag stellen’ ('Ask a question') button at the top right of the page in MyMinfin.

    • When will I be refunded if an extract cannot be delivered?

      If we cannot deliver the cadastral extract for any reason, you will receive an email and a message in your message box on MyMinfin to let you know.

      Please note that it may take several weeks for the amount to appear on your account (the account number entered when completing your order).

  • You will get the extract via MyMinfin.

    Once the extract is available, you will find it under 'My orders' in MyMinfin.

    Most extracts are created automatically and you will get them within 48 hours of payment (for requests made on MyMinfin). 

    But some extracts have to be created by our staff:

    • valuation sheets
    • mutation sketches (207)
    • history of a cadastral parcel based on mutation sketches
    • list of coordinates of a land consolidation
    • certificates of cadastral income (except in certain specific cases)
    • extracts showing the owners of the parcels within a radius of 100, 200 or 500 metres

    You will get those extracts within 10 working days of payment. In exceptional cases, the other extracts also need to be created by a staff member.

    • Can I cancel a wrong order?

      It is not possible to cancel an order.

    • How many extracts remain available in MyMinfin?

      You can find your last 1,000 orders under ‘Mijn bestellingen’ ('My orders') in MyMinfin.

      If you want to keep older extracts, you can download them.

    • What should I do if incorrect details are mentioned on the cadastral extract?

      The details on your cadastral extract are the details found in the patrimonial documentation on the date of your application.

      Updating that documentation takes time, so some data may not be updated immediately.

      In that case, you can submit an objection:

      • If you used MyMinfin to request the extract, click on ‘Een vraag stellen’ ('Ask a question') in the section 'Een kadastraal uittreksel aanvragen’ ('Applying for a cadastral extract').
      • If you requested the extract by post, send an email to ceivu.support.extracts@minfin.fed.be

      Depending on the situation, we will then correct or refund your extract. 

  • Title of ownership

    A title of ownership is a document that proves you are the owner of a particular immovable property. You will need that if you plan to sell the property, for example.

    Usually, you already have the title of ownership, such as an authentic deed of purchase, a deed of donation or a deed of inheritance.

    If you no longer have it, you can also ask for a copy of the deed from the notary who executed it at the time. For a notary is obliged to keep the original deeds. 

    But if you don't remember which notary executed the deed, you can ask us for an official title of ownership. This contains the description of the immovable property, the identity of the owner(s) and the origin of the property (deed of purchase, estate, and so on).

    1. Write an application with all the necessary information. There is no specific form for this. Make sure your application includes the cadastral description and address of the immovable property.
    2. Send your request by email or by post to the appropriate department. Search our office directory for the contact details of the department that can provide you with a title of ownership. Simply enter the name or postal code of the municipality where the immovable property is located.
    3. We will send you a transfer form with the amount to be paid of 20 euros.
    4. Your application can only be dealt with and the title of ownership sent to you after payment has been made. 

    Cadastral map

    The cadastral map (officially named the cadastral parcel plan) is a graphic representation on a map of all cadastral parcels of the Belgian territory. It is a kind of plan showing all the pieces of land in Belgium. You can use it to visualise and locate immovable property (parcels and buildings), but it has no legal value with regard to the boundaries of the parcels. We get the information about the buildings on the parcels from the regions.

    We constantly keep the map up-to-date by registering all changes to the boundaries of the parcels.
